What Carlton Woods' Median Price Doesn't Tell You

Open two portals side by side and you can read the same market two ways. In January 2026, Carlton Woods home prices were down 23.9% compared to a year earlier, selling for a median price of $2.5M, with homes going under contract after about 15 days on the market compared to 111 days the year before. That looks like a correction. Now look at the other line on the same page: the median sale price per square foot in Carlton Woods is $443, up 20.7% since last year.

Both numbers are accurate. Only one of them is telling you what a Carlton Woods home is worth. If you are comparing this village to Sterling Ridge, Creekside Park, or a lakefront estate in Montgomery, the portal median is the most misleading data point on the page, and this post is about why.

The Median Trap in a Five-Sale Month

Carlton Woods is a custom-home enclave. Lots do not repeat. Houses range from courtyard patio homes on golf frontage to tasteful, custom-built homes priced from the high $1 million to $13 million and up. When only 5 homes sold in January, the median is a coin flip between a $1.7M patio home and a $6M estate on the Nicklaus fairway. Shift the mix by two closings and the "market" appears to move 20%.

Price per square foot is the honest signal. It normalizes for size, and in Carlton Woods it went the opposite direction of the headline number, up roughly a fifth year over year. A seller reading the -23.9% figure and cutting their list price is negotiating against a ghost. A buyer waving that same figure at a listing agent will lose the house.

Read the median as a description of which houses closed, not as a description of what houses are worth. In a five-sale month, those are very different questions.

The broader Woodlands context reinforces this. HAR reported 2.7 months of inventory in April 2026, a median sold price of $829,338, and average days on market of 28.7, and HAR's March 2026 spotlight showed Sterling Ridge at just 1.2 months of inventory, much tighter than the broader Woodlands figure. The area around Carlton Woods is a seller's market. Ultra-luxury just trades more slowly and less often, which is exactly why the arithmetic breaks.

Two Enclaves, One Name

The next thing the portal median hides is that "Carlton Woods" is two different addresses with two different tax jurisdictions, two different courses, and two different absorption rates.

Carlton Woods and Carlton Woods Creekside are two gated custom home villages in The Woodlands; the village within Sterling Ridge is built around the private Jack Nicklaus Golf Course, and the village in Creekside Park is built around the private Tom Fazio Golf Course. The Fazio Course opened for play in October of 2005, creating the only private club in America with both Nicklaus and Fazio designs.

For a buyer, the county line is not trivia. Tax rates in The Woodlands typically range from 1.8% to 2.5% before exemptions, and because the community spans both Montgomery and Harris Counties, rates vary slightly depending on the specific village and MUD. Two homes at the same list price in the two enclaves can produce different monthly carrying costs before you have picked out a light fixture. Buyers relocating from a flat-tax state routinely misread this line on their first spreadsheet.

There is also a lifestyle divergence that matters at resale. Carlton Woods Creekside sits next to George Mitchell Nature Preserve and a tight cluster of neighborhood parks including Tupelo Park, Timarron Park, Chandler Creek Park, and Deer Rush Pond Park, with immediate golf options at the Tom Fazio Championship Course and the Jack Nicklaus Signature Course nearby. Rob Fleming Park sits right outside of Carlton Woods Creekside and offers a large pool and waterpark with slide and lazy river, a pavilion lodge, playground, fishing, and an outdoor ropes course at the recreation center. The original section is closer to Market Street, Hughes Landing, and Cynthia Woods Mitchell Pavilion; the Creekside section trades a few minutes of drive time for adjacency to a nature preserve and Tomball ISD schools.

The Club Isn't in the List Price

Now the piece that never shows up on a portal at all. In most Woodlands villages, buying the house is buying the lifestyle. In Carlton Woods, the lifestyle is a separate transaction.

The Club at Carlton Woods is a private golf and country club with two courses designed by Jack Nicklaus and Tom Fazio, plus tennis, fitness, spa, and several dining options. Membership is optional and priced separately from the home. Country Club Magazine, which tracks these figures across private clubs, lists estimated equity golf membership at $70,000 to $100,000, equity sports/social membership at $30,000 to $50,000, and national membership at $20,000 to $30,000, with annual dues ranging from about $3,000 to $15,000 depending on tier. Those numbers are unofficial, but they are directionally consistent with what buyers should plan for during underwriting conversations.

A useful way to think about it:

  • If you plan to use the courses, add the equity initiation to your effective purchase price and the annual dues to your carrying cost before you compare a Carlton Woods estate to a similar-priced home in Sterling Ridge or Creekside Park proper.
  • If you do not, ask whether the home's list price is being anchored to a club-buyer market that you are not participating in. Some sellers price to that buyer pool by default.
  • The original section and Creekside section share the club, and the Nicklaus course has a separate clubhouse from the Fazio course, so proximity to the clubhouse you would actually use is a legitimate line-item to weigh.

By comparison, Sterling Ridge properties range from about $700K to $2.2M+ with an average price near $1.45M and year-over-year appreciation of about 3.5% in the 2026 report, and there is no equivalent private-club entry fee stacked on top. That is the honest cross-village comparison a buyer should be running.

Covenants and the Renovation Question

Because Carlton Woods homes are custom and often ten to twenty years into their lifecycle, plenty of listings sit at the "cosmetic refresh or full remodel" decision point. Before you underwrite that plan, remember that most properties in The Woodlands are subject to covenants and standards, and the Township states that many exterior changes may require permit review, including items like fences, patios, pools, tree removal, construction, and alterations. Inside the gates of Carlton Woods there is an additional architectural review layer. A pool re-shape, a driveway extension, or a mature-oak removal is not a same-week decision. Build the review timeline into your offer strategy, not into your regrets.

What to Actually Ask Before You Tour

If you take one thing from this post into your first showing, take a shorter, sharper question list:

  1. What is the last twelve months of price-per-square-foot on comparable custom homes in this specific section, not the headline median?
  2. Which county and MUD is this address in, and what does that translate to in monthly taxes at the current assessed value?
  3. Is the seller anchoring price to a club-buyer market? If so, how does that compare to a non-club Sterling Ridge alternative at the same total-cost-of-ownership?
  4. What architectural review items would my renovation plan trigger, and what is a realistic timeline for approval?
  5. On resale, who is the likely next buyer for this specific floor plan, and does that buyer typically want the Nicklaus side or the Fazio side?

FAQ

Is Carlton Woods a good value right now compared to Sterling Ridge? It depends on whether you plan to use the club. Strip the initiation and annual dues out and Carlton Woods homes trade at a meaningful premium per square foot to Sterling Ridge. Add the club use back in and the math tightens quickly for households who would join a private club anyway.

Are the two Carlton Woods sections interchangeable? No. Different county, different course, different school feeder options in Tomball ISD versus Conroe ISD, and different resale buyer pools. Price them separately.

How much should I trust a year-over-year price change in this market? As a directional read on the mix of homes that happened to close, yes. As a read on what any specific home is worth, no. Ask for price-per-square-foot on true comps and the last full year of solds, not the trailing month.
